In Germany all services provided by architects and engineers are subdivided into various development phases, that are governed by the Regulations for Architects’ and Engineers’ Fees (HOAI). Whether planning of construction work, awarding of contracts or construction supervision, IPM Bottmer can manage work across all nine development phases of your construction project.

DP 1
Basic evaluation
During the first development phase, IPM Bottmer will advise you on your specific service requirements, carrying out an initial assessment and location analyses.

Preliminary planning
From basic analysis through negotiations with the town or parish council and the authorities to submitting outline planning applications, during the second development phase IPM Bottmer will establish the foundations for your successful construction project.
DP 3
Design planning
Design planning includes, among other things, the development of a planning concept; detailed artist’s representations of plans and profitability calculations.
DP 4
Application for planning consent
In the fourth development phase IPM Bottmer will submit the planning application; if required prepare all the documents for special review procedures and also assist you in the event of objections or legal action.

Detailed planning
This is where we get down to details. Within the scope of detailed planning the construction plans; detailed representations and detailed models will be created.

Preparation for contract placement
Whether the drafting of performance specifications and tender documents or coordination with trades and suppliers, during the sixth development phase the architectural practice will prepare the entire contract placement process.

Participation in contract placement
IPM Bottmer will also coordinate and monitor every single work step during the construction phase. This includes both negotiations with participants as well as also the awarding of contracts and cost controlling.

Construction management and supervision
During the eighth development phase the experienced team of experts will supervise all trades and works. Over and above this, IPM Bottmer will also handle schedule coordination; inspection and approval of individual construction services and verification of invoices.
DP 9
Property management and documentation
Last, but not least - in the ninth and last development phase IPM Bottmer will prepare the as-built floor plans and compile fitting-out and inventory records for you. If desired, after handover and site inspection the architectural practice can also provide property management and monitoring services.
